First, let me introduce our next guest, jacopo Born and raised in Naples, italy, jacopo holds a PhD in international business management, enriched by training with industry icons like Tony Robbins and Robert Kiyosaki. He has developed the MPBE method meditate, morning pray, biohacking and exercise, which harmonizes personal growth with financial success, allowing him to complete over 350 real estate transactions and achieve true financial freedom. And Jacopo has written a book and I would love to have our conversation about that. Welcome to the show, jacopo. I'm so glad to have you.

Jacopo:

Nico, thank you to the beautiful introduction. I'm really happy to stay over here and first of all, before we start, I want to share with you and your audience my main reason because I am over here. My main goal over here is to serve your audience with more powerful information is possible and knowledge, and starting from the book, I think it's the best place because inside is all, not my life, but all my knowledge in real estate and growing like human being.

Nico:

That's beautiful. So you actually really compiled all your experience and your knowledge into one book. How many, how much time did you take on that must have been a while beautiful question.

Jacopo:

You know, like during the, the pandemia, I have, you know, two big sensation. You know the first one, uh, I feel, uh, really something I never feel before. I don't possibly go back to my country where I come from, italy, naples. I started to feel some kind of sadness, but after this I started to understand that this moment is probably something really special for me. I started to study and create and assemble a lot of information. I put on site inside my computer and everything. And I assembled a lot of information. I put on site inside my computer and everything.

Jacopo:

And I started, you know, almost take for creative book three years, because I studied really deeply, different kind of university, different kind of information. Because what I love, nico, is not only give information but give powerful information plus research correctly, if whatever I try in my life is working only because it's me or because something proves what is working for me at that moment. And I do this, I do the research, and I understand why I feel energized every day, why I feel like completely in blessing sometimes. And you know the action part is combined with, you know, studying the title book. You know.

Nico:

So there's really some deep research going on there that you just, you know, put in the extra layer, because there's a lot of books out there, indeed, that explain the point of view of the person or the writer, or even sometimes the ghostwriter, instead of the actual person. But in any case, so going through that research, what's kind of a thing that really jumped out for you?

Jacopo:

Because the reality is this one. You know, I read a lot of books, like you, your audience, because we are people of here. We want to grow every day. You know better than me, if you don't grow, you die. This is how is life work. And every time I read some book I realized something important. A lot of books, they are theory. But I don't like theory. I like something concrete to put in action the next day. And what's happening? You know.

Jacopo:

To talk to your question how long it takes, the book probably takes almost 12 years. It looks like a long time and I explain why because all of my technically, all my process, all my life is inside this book. Not because I speak about me. It's the opposite. I speak about what gives me life, what brings me energy. Through one situation I go in two parts of my life, really in the bottom of the floor. One is when you know I have one dream in my mind really clear I want to become a professional soccer in Italy. Leave my city, Napoli, at 14 years old. Stay three years out from my city and my family. You imagine 14 years old, leave the house where he was born, everything, and after 17, he comes back with an injury and everything is finished. No more soccer. I need to reinvent myself. And the second part, my pain point, where I started this book, is the point where I achieved a lot of things but I feel empty and I find meditation transcended From over. There everything is open, you know.

Nico:

Yeah, it's very recognizable. I didn't do the soccer thing and the injury, I didn't do that, but it's very recognizable when you come to a point where you know all the success, all the money is there, but on the inside there's no fire anymore and kind of the feeling of emptiness. And exactly, and how did you experience that emptiness? Was it a physical effect or a mental effect, or how did that happen?

Jacopo:

yeah, I, I uh feel uh sadness, I feel emotion like uh, you know, don't have energy. I feel emotions where I really feel confused, I feel don't have future to. If I have future, I feel nobody really think about me or listening to me. In reality, everything is coming, because when we have changing moment in our life, if you don't create nothing solid in your life from the internal part, with some clear strategy, you will become working with the wind. One day you feel good emotion, one day you feel bad emotion, and this one. At that time I realized I need to build not only business, not only money. I need to build something inside Because, you know, think about something, nico.

Jacopo:

I'm starting from loving family, normal family. My father is engineer, my mother teaching. It's not coming. Loving family, normal family. My father is an engineer, my mother is teaching. It's not coming from business, different culture, from let the zero, because they don't want to support me economically in the business. Finally, they support me when I close one shop. My father gives me 8,000 euros only From over there. I open more than 20 shops.

Jacopo:

What's happening? I create this company becoming success, make a lot of money and I arrive at one point where I started to lose revenue. I started to, you know, feel emotion where before, from, you know, 18 years old, up to 20, eight years old, I feel invincible because everything I touch becomes a really big success Immediately, from one point to another one, you know, starting to lose peace. Some partner you know, took some big my company, where I put knowledge and effort and from over there I learned something important I need to find one place where not anybody not Nico, not my mother, not my father, not my fiancé, not nobody possible create me turbulence inside and I, from over there, I created this method, started this method called MPB, but everything you know I want to share for my friend and my enemy. I don't have any, but if I have some time, uh to to starting to do meditation transcendent, I will change completely my life.

Nico:

You know, well, yeah, that's it's. It's kind of what what one of my mentors called the tranquil sea. You know, it's like he taught me to go into my imagination and, you know, take up the idea that you're at a beach, but you're not at a beach where you have the upper flow of the water, but it's just, you know, steady water. And he said, if you find that position or that place in your internal person, in your mind, keep that picture and create a bubble or something around it that it's invincible. Is that kind of what you were going towards?

Jacopo:

Mine is a is a combination. The first one is um, so in the method, when I wake up, I do the transcendental meditation. What it means is it brings me my sense, my nervous system, everything where I am in the flow, because when you are in the flow you have the possibility to really have more ideas. But something different I do. But something different I do Before I start in my meditation. I think about something for like just a minute where I want to realize in the day or in my life, or in the relationship, or in the podcast, I want to create whatever and what's happening during the flowing, where I go with a map across my eyes to the Automatically I receive media from whatever you want to call divine, god or whatever. And this is the first part I do every day without any excuse, early in the morning, because I realize for me early in the morning before. Third, in the morning, in particular, working After I do. The second step For me is what you share with me. Now, with the second part, I do Okay, you visualize and I do something. Connect with the powerful divine Meaning. I create something special during my day in the morning, after meditation, I pray, but I do something important called activation, prayer and plus visualization, what I do with this one.

Jacopo:

If you read each big book Bible, quran, bhagavad Gita you will find inside this kind of powerful book and unique strategy for every three books, and this one is one, for example.

Jacopo:

The one is if you, first of all, you need the gift and after you need you need, what I do is this one I pray for somebody, for some situation, for somebody need energy, and after I ask and I visualize how you're doing, you know something really clear where I have the light inside my front, over here, everything is like lighting my body and I see, visualize clearly where I go during the day, what I need to do and what I want for my life, which is my main goal. Like this, I have everything clear. Like you, I technically create my inner power with light, similar with the bubble, but more I visualize too. Uh, you know the the part about my day. Action means what I do with what after I finished the MPB, what I do clearly. Like this, I have everything clear. Like today, I visualize this uh podcast with you, nico, and you know after I have all clear in my mind what I need to do in the second part of my day, because we are over here in 1 30 pm in miami.

Nico:

You know, yes, exactly, you still got a whole day ahead of you. Good and well, yeah, it's, it's. It's very interesting that you use these different steps. Um, I've had so many experiences and information come towards me with all these different kinds of meditation forms and visualizations and so on.

Nico:

What my biggest experience is and I think you kind of touched on that is pure emotion, because if you're praying or you're giving your good energy to somebody out there and you're sending it out, you're doing it with emotion, because you care, and that's something that's very beautiful. And I think that's also one of the essences of what a lot of my listeners have is that they're used to being successful, they're used to hard work and you know going for the ball the whole time. But when you're saying that to me, it's kind of time stops and you give some time to somebody. It's one of the most important gifts that a human being can give anybody else, because we are. You know you got X amount of hours in life. I always love that calculation where it comes down to seconds and minutes and hours.

Nico:

It's kind of confronting as well, especially when you're like 47. It's like okay, is that all? But I told my family I'm going to be 140. So you know there's no problem there. It's not even halfway case, it's. It's very nice that you, you, you know, you kind of tip over to the point where you come to say I give you a part of my existence to improve yours, and then, you know, the rest of comes out of that. Now what I wanted to ask you is in your experience, in what you've done in these last few years, you, you know, you've been leading people directly or indirectly. How does that, what you do every morning, how does that reflect on those people in your vicinity?

Jacopo:

Changed completely because I learned something important Before, when I'm super young. I have this driving passion to be a leader, but in the not the correct way. A leader for me now is somebody through the action, create something outside what it means. A lot of people. They have beautiful world, beautiful art, beautiful work, but the world is not working with action and I arrived at one point where I realized you know, when people they see you, you change automatically. They started to ask questions to themselves and tell what's happening to this version of Jacob. Jacob before is another human being. And you know the beautiful part about a lot of people around me. They started to follow me, but I am proud because I never tell nothing to them. You know they follow me. They started to follow me, but I am proud because I never tell nothing to them.

Jacopo:

You know, they follow me but they do something and I appreciate it because I never tell, hey, nice, you do this. No, but I know they do. They tell me, hey, you know, one moment really loving is one of my friends, you know, told me. One moment really loving is when my friend, you know, told me he read my book and everything and told me why, jacopo, you change a lot. And he started to meditate, utilize the method, feel better, enjoy more life. Because he got into some trouble.

Jacopo:

And this is what has given me energy and power, because, finally, whatever we create, we receive back in one way or another way. And you know, I have really deep connection with different kind of human beings. One of my best friends is a billionaire, the other my friend is a multimillionaire. My best friend is people that don't have nothing Zero, zero, zero, zero, zero. Best friend is people they don't have nothing zero, zero, zero, zero, zero.

Jacopo:

When I have this diversity of human being in my circle, uh, where, uh, you know, I really understand now some point uh, life is as, uh, you know, completely need to be, uh, really, uh, to be your life really, uh, a life that touches the human being. It would be perfect in 12 aspects. It means I realized something so important when some people they have success through the business, sometimes they don't have success in other parts of the 12 aspects Love, friendship, you know, traveling, enjoy the moment. You know a lot of, you know we have these 12 aspects in our life. And other people they don't have the money and they have the opposite direction in some you know the opposite situation where they are probably have a lot of friendship but they don't have money.

Jacopo:

Now, I think so everything is perfect when all the 12 parts of our life friendship, love, family, business, career need to be in the perfect alignment, because if it's not, you have some discrepancy and this is a big problem. And I believe in this kind of really deeply, in this kind of now the philosophy, and I utilize every day in my life now the philosophy and I utilize every day in my life when I feel I go too much in one direction, I try to go up with the other aspect of my life. You know.

Nico:

Yeah, yeah, that's very nice. Yeah, indeed, it's a full-time job, isn't it? You know, keeping track of all those aspects, but at some point, when you're in the balance I think that's the point when it is still a full-time point, when you're in the balance, I think that's the point when it's when it is still a full-time job you're actually out of balance. It's when it becomes a flow and you're you're like okay, I notice, it's about awareness mostly. I recently sent out a post about the podcast, in essence and and a couple of things around that, and somebody asked me you know what's, what's the major and the biggest point of getting towards that fulfillment? And I said it's really simple, it's awareness, just you know.

Nico:

Self-awareness when does it begin? Who am I at this point and what's going on. And that's the first thing that you know gets you to a point where a lot of the audience that's listening right now they're probably very self-aware because they're like you know, I'm listening to this podcast because I know that this is going to help me in some way with any issue that I have. And that fulfillment thing, it's something that really nice, it sounds nice. You know, keep it everlasting is, of course, utopia, but the thing is, if you start with those 12 zones, what you're talking about, I recognize the whole thing because I've seen it before and I've actually used it in coachings in the past as well. And one of the things is, when you're in the center, it's sometimes very challenging to realize and be aware of the fact that you're in the center, that everything's in balance. How do you you know, how do you personally work with that effect?

Jacopo:

I'm working with that effect. I am really vigilant on what I do every day and I create a clear system for a goal for each part of my life and for each part of my life plus my day, plus my week, plus my month, because without a plus the year, because without clear direction, we are technically on the flow with the wind, where you know. If you't have, you don't know where you need to go. If you don't have clearly, what is your goal from now to five years? What is your goal today? What do you need to achieve today? And I prepared the day before everything.

Jacopo:

The day after you don't have clarity. And when you don't have clarity, you have confusion. Confusion is good and bad. It's bad because, technically, when you are in confusion, you feel sadness, all different kind of emotions. But two is good because it brings you to another level If you pay attention to the sentiment, the feeling you have at that moment. But if you don't want confusion, you need to have clarity. The clarity is becoming to write and clarify what you want in your life. If you don't have nothing clear in the 12 aspects of your life, you will feel, for sure, more down, respect as somebody like me, like you or like other people that utilize this kind of strategy, because it's reality Without direction, you don't know where you go. You know.

Nico:

Yeah, I agree, and I think one of the most important parts there is that it gives you a lot more ease in making choices, Because I used to have a sentence, an acronym sentence choose grit to grow a smarter life, and everything was an acronym except for choose, uh, choose and um and the ad, I think, um or the a sorry um. And the point there was why did I put shoes? As one of the first things is that everything, everything is a choice. You know, even not not making a choice is a choice, and sometimes it's a good thing not making a choice, because sometimes it's better to leave things as they are and see how it, you know, unfolds in front of you, and then the choices become clearer. But, of course, if you have a basic knowledge of where you want to go and which steps you want to take, it gives you the opportunity to make everything else a little bit more easy.

Nico:

Now I must admit that for me, setting goals has been a challenge my whole life, because I've always set goals and I've never reached them, because I am a very naturally flowing person. So things come toward me and if I feel right, I grab hold of it and I start working with it. And it's the same thing where customers or companies I worked for I gave the opportunity to give. I got the opportunity for certain things to just happen and I grabbed hold of those and I just, you know, my choice in life or my goal in life is just do everything that comes in front of me and show people how I do things. So in the past it was always funny I had a lot of marketing people working with me and they were like oh Nico, what's your mission statement? And this and that I have one mission statement, you know. That's creating the best of humanity, or helping creating the best of humanity one person at a time. That's the only mission I have in life and all the rest of that is just, you know, what comes in front of me. Any customer who has an issue, that's the issue I'll tackle. Any situation that happens, I will tackle it.

Nico:

And the funny thing is that it all touches my goals. It all touches my vision. You know it's always somebody out there that I have an impact on or I, you know, improve their lives and so on. But I do absolutely understand when you're saying you know you need goals. You need financial goals, you need day-to-day planning goals. You need you know you need goals. You need financial goals. You need day-to-day planning goals. You need you know I have two kids. If I won't plan my day, it's going to be a horrible execution right there. So take that into account. You know, maybe they're teenagers right now, so that that conflict of being a goal set and having teenagers also creates a certain dynamic, I would say. But so what's what's for you, one of the core messages that you really want to bring out there from yourself or your book?

Jacopo:

the core message is this one you know uh, please, if you want to create external abundance, don't go through where I. You know the my. I go through a lot of pain points because I am not creating my internal path. Now it's clear and the study demonstrates this Inside the book. I explain, I share you know the information coming from university study and everything, because I love to support my experience with something concrete, like something coming from authority and what's happening. You know, it's clear.

Jacopo:

If you have like the possibility to build your energy inside with the. You know the different pillar I utilize, but it's like it's over there in the world and I don't create nothing. It's something I assemble, it, I utilize, but it's over there in the world and I don't create nothing. It's something I assemble, I utilize, you know, and you're possible to just eat. Maybe you will change it. No work is for you in the morning, working in the afternoon, or maybe you will do some kind of exercise. Respect a meal, because we are different. We're similar human beings with similar emotions, but different prototype of human beings.

Jacopo:

I think it's like the message most important and please realize, if you want to create external abundance, becoming financial free, you need to first of all create the internal part If you want to become healthy, rich and happy, like the name of the book I believe I am the three words and I continue to work on this word, to maintain this word. The thing is this one A lot of young generation, what they do, they see all these social media with these people, with Lamborghini, ferrari, Porsche, whatever, and I feel it, I know what it means to have this kind of the game, the play, the toys. In reality. It's another one. The question Every people you see over there, they have some kind of structure, some kind of idea to create this kind of possibility external.

Jacopo:

Now you have two options or you will go to a lot of pain, because create something beautiful is a process where you need to go to the pain, because if you don't go to the pain, you don't create nothing. You're becoming a normal human being. If you want to succeed in external abundance, you need to go to the pain. The second option you have if you want to succeed in external abundance becoming an entrepreneur, becoming a CEO of a company you need to have some kind of method, some kind of possibility where something go, know how you want to go. You have the possibility to recharge your battery. You know, and this is what I want to share and inside the book I believe have like powerful information, powerful knowledge, to share what I believe Create internal abundance and after, through my, through my vehicle of creation of abundance like real estate, in this case United States, the other part of is connect together.

Nico:

You know, yes, yeah, okay, nice, that's very well, that's that's. It's beautiful when you're saying, you know, the abundance starts from within. It is absolutely there. That's the source. Because it's one of the things that I've done in the past is I had this group of people asking me Nick, could you explain us what money is? And I'm like I'm not a financial expert or anything, but they were talking energy-wise and I said, you know, money is a living being.

Nico:

It is something that needs to grow and shrink, like anything, like any plant that is in springtime right now. You know it's springtime right now. The flowers are growing and everything, so you can feel that there's a certain energy out there. And the same thing for money. This is the time of the year where you can, you know, get your money growing again, give it, give it some juice and and and new life. Um, and then over the summer, it it's, you know, blooms and it grows, and so on.

Nico:

A lot of people like but summertime it's, it's slow, there's a lot of companies are closing, people are on holiday and now don't look at that. Look at how it grows from, from within, and then so on and so on. You know, know, in the fall, it needs its time back and in the wintertime it needs to calm down. But the same thing is with all the energy within us. It's all synchronized. So whenever we are, you know, going into our fall mode, we're also, you know, reducing the energy that's necessary to create that abundance as well. It's a continuous flow, but you realize that it as well. It's a continuous flow, but you realize that it goes slower. It doesn't leave you, it's slower and then it goes from there and a little. You know wintertime is like rest time and then spring again. Right now, you know, bring it out there, bring the energy flow, go right there.

Nico:

I love that you brought that up. So it's amazing what you've been writing in your book, and I think it's amazing what you've been writing in your book and I think it's amazing what you're doing. You know all your contacts, everything that you have. You've got this whole range of people in your life that can give you so many different perspectives. You know people have zero. People will have anything that they want, but it comes down to this one thing you know happiness begins from within, and I love that message that you bring. So where can people find your book and if they want to contact you for, you know, whatever real estate thing maybe you know might be interesting.

Jacopo:

Yeah, I would love, first of all, you know, to everybody, help me in the process, not for me, not for my ego, not for my name, not for the three words I have on the book Something different. I believe in the four points. In my life, I create something beautiful every time with these four points Research, grow, action and contribution. I am in the piece of contribution and this, for me, is important. For example, for everybody. Jacopo:

This is like an association that helps people that are in the street to have another time dignity, and I help them with my real estate portfolio.
